Renting out your property in Spain? The NRA number is legally required to advertise on Airbnb, Booking, and all OTA platforms. We handle the registration for you.
The NRA (Número de Registro de Alquiler) is a national registration number for short-term rental properties in Spain, introduced under Real Decreto 1312/2024. It is part of Spain's Registro Único de Arrendamientos – a unified national register designed to bring transparency and compliance to the growing rental market.
It confirms that your property is officially registered and compliant with current regulations, allowing you to legally advertise and rent out your property on OTA platforms such as Airbnb and Booking
To ensure a smooth application process for the Rental Registration Number (NRA), you need the following information and documents:
Important
Without an NRA number, your short-term rental may not comply with Spanish regulations. This means your property cannot be legally advertised on platforms such as Airbnb or Booking.com. In recent years, Spanish authorities have strengthened enforcement, leading to the removal of many non-compliant listings. Get your NRA number and rent with confidence—legally, smoothly, and stress-free.

No. The tourist license (licencia turística) is a regional permit issued by the autonomous community. The NRA is a national registration number under Real Decreto 1312/2024. In most cases, you need both to rent out legally.
The registration must be renewed annually. From 2026, an annual rental activity report (Depósito de NRUA) is also mandatory and must be submitted between February and March each year.
The NRA registration is a separate process, but a tourist license may be required depending on your region before you can legally rent out. We recommend securing both.
An annual report of your rental activity — including check-in and check-out dates, number of guests, and the type of rental — that must be submitted digitally each year between February and March. The NRUA (Número de Registro Único de Alquiler) is a mandatory, annual Spanish declaration for short-term housing rentals, which from 2025 must be submitted to the National Property Registry (Registro de la Propiedad)
You should check your homeowners' association (comunidad de propietarios) statutes. They can restrict or prohibit short-term rentals with a majority vote at the annual meeting, and may impose a fee increase of up to 20%.
