Your Digital Certificate in Spain – Simplified

Get secure digital identification for dealing with Spanish authorities, signing documents, and managing your property administration. We assists you throughout the entire process, ensuring that the application is simple and accurate.

What is a Digital Certificate?

A digital certificate (certificado digital) is an electronic credential issued by a certified authority in Spain. It serves as your digital identity and lets you interact securely with Spanish public institutions, sign documents electronically, and access government portals – all without being physically present in Spain.

For non-resident property owners, this is one of the most practical tools you can have. It turns time-consuming trips to offices and reliance on intermediaries into quick digital actions from your home country.

Why Do You Need One as a Property Owner?

  • Access the Spanish Tax Agency (Agencia Tributaria) – view your tax status, download certificates, and manage submissions online.
  • Sign documents electronically – contracts, powers of attorney, and official correspondence without physical presence.
  • Interact with government bodies – Social Security, municipal offices, and land registries accept digital certificate authentication.
  • Register for property-related services – including NRA registration, Nota Simple requests, and utility contracts.
  • Greater autonomy – reduce dependence on representatives and gestors by handling more yourself.

Do I need to be in Spain to get a digital certificate?

Yes. Your identity must be verified either at a local authority office in Spain or at a Spanish embassy or consulate.

What is the difference between a digital certificate and an electronic DNI?

A digital certificate is available to all residents and non-residents alike. The electronic DNI (DNIe) is Spain's national ID card with embedded digital capabilities, available only to Spanish citizens.

Can I use a digital certificate for my tax declarations?

Yes. A digital certificate gives you direct access to the Agencia Tributaria portal and can be used for filing Modelo 210 and other tax declarations.

Where do I store my digital certificate securely?

You can upload the .p12 certificate file to Estity's document management system for safe, accessible storage. We recommend keeping a backup copy as well.

When will my digital certificate be available?

A few days after your in-person visit, we upload your digital certificate to your Estity account, where it will be available for secure access and download. Your unique code will be sent to you in a separate email
