The NRA (Número de Registro de Alquiler) is a national registration number for short-term rental properties in Spain, introduced under Real Decreto 1312/2024. It is part of Spain's Registro Único de Arrendamientos – a unified national register designed to bring transparency and compliance to the growing rental market.
Every property advertised for short-term rental (under 12 months) must have a valid NRA number. This applies whether you rent out through Airbnb, Booking.com, or even advertise directly on social media.
Important
Spain has been cracking down on unlicensed short-term rentals. In 2024–2025, over 120,000 listings were removed from platforms for non-compliance. Your listing can be blocked, you risk fines from regional and national authorities, you cannot legally collect rental income, and your NRUA can be suspended or revoked.

No. The tourist license (licencia turística) is a regional permit issued by the autonomous community. The NRA is a national registration number under Real Decreto 1312/2024. In most cases, you need both to rent out legally.
The registration must be renewed annually. From 2026, an annual rental activity report (Depósito de NRUA) is also mandatory and must be submitted between February and March each year.
The NRA registration is a separate process, but a tourist license may be required depending on your region before you can legally rent out. We recommend securing both.
